American Home Shield covers components of the key systems that keep your home running. Please click on each system for specific coverage details: Air Conditioners, Heating Units, Ductwork, Built-in Exhaust Fans, Main Breaker & Fuse Panel Box, Doorbells, Interior Electrical Lines, Ceiling Fans, Garage Door Openers, Interior Plumbing Lines, Toilets, Faucets & Valves, Water Heaters, and Built-in Jetted Tub Motor, Parts, and Air Switch Assemblies.
There is a $50,000 limit per agreement term in our ShieldSilver™, ShieldGold™, and ShieldPlatinum™ plans for all repair or replacement of most of our covered systems. In addition, some Covered Items also have coverage limits, such as $5,000 for covered Heating and Air Conditioning systems. If the Covered Item can only be accessed through concrete (including cinderblock) wall, floor, or ceiling, American Home Shield will only cover up to $1,000 for access and to return such opening to a rough finish. Yes. Say your water heater breaks down and can’t be repaired. Our Pro comes to replace it for you thanks to your American Home Shield coverage. But, your new water heater is a different size than the old one, so the drain and gas lines won’t reach. To get the new unit hooked up, we’ll need to make some modifications. This coverage helps cover the cost to extend or adjust those lines and get everything working properly. We may also find that the water heater’s location is no longer up to code per your city’s ordinances. so we’ll find a new spot for it and cover the relocation cost. Once it's time for installation, a permit will be needed, so this coverage also helps pay for any permit fees needed to complete the modifications. Our ShieldPlatinum™ plan covers up to $250 for modifications, code requirements, and permits. The ShieldSilver™ and ShieldGold™ plans do not include this coverage.
Yes! We don't care how old your home systems and appliances are. You can purchase an American Home Shield® home warranty without an inspection or maintenance records.
You'll pay a Service Fee (which you select when you purchase your home warranty) each time a Pro (plumber, electrician, HVAC technician) comes to your home to provide service. For example, when both your toilet and your air conditioner break down, two kinds of Pros need to come out to fix your problem. The plumber can't fix the A/C. However, if your toilet and your sink break down (which are both plumbing issues), only one trade Pro will come out and you'll only pay one fee (plus sales tax where applicable). If the appliances and systems in your home are older, you may want to select a lower Service Fee in case you end up using your plan more frequently. In a home with new systems and appliances, a higher Service Fee may be a better fit since you may not have as many service requests, but want the peace of mind of coverage.

The price of a home warranty depends on a few factors, such as the level of coverage you need for your home and the Service Fee you select. With three plans to choose from, you can pick the plan that’s right for you and your home’s needs.
Our standard contract term is 1 year and can be renewed upon expiration. When you purchase a new home warranty plan, there is a 30-day waiting period before you can make your first service request.
