Coverage that fits best for Phoenix homes

Living in a desert climate like Phoenix comes with long stretches of hot weather—particularly May through September—where triple digit temperatures are the norm. Not only does August come with a shockingly high electric bill, but it also means that AC systems run nearly year-round, shortening their lifespans. Add onto that 300 days of sunshine per year, and UV exposure can degrade roofing materials and HVAC components. Luckily, about 32% of homes in Phoenix come with a swimming pool1 to help residents cool off.  Phoenix also features a monsoon season in mid-summer, which brings on sudden humidity followed by intense, short-lived storms. The city’s unique climate can put added strain on certain systems and appliances. As you look for a home warranty in Phoenix, make sure you find a plan that covers these key items.

Air conditioning systems

In Phoenix, reliable air conditioning is important, especially when temperatures climb. A home warranty can help you protect covered parts of your AC unit, including ductwork, when your system stops working.

Kitchen appliances

Kitchen appliances see heavy, year-round use. AHS plans can help you plan for covered repairs when key appliances stop working the way they should.

Pool & built-in spa equipment

Pools and built-in spas are a common part of many Phoenix homes.  Adding pool & built-in spa equipment coverage can help protect covered components, so you’re prepared for the months when you need it most.

Plumbing systems

Phoenix averages only 7.22 inches of rain per year2, conditions that can place added strain on plumbing systems. AHS home warranty plans can help homeowners manage covered plumbing repairs.

Frequently Asked Questions

A home warranty is an annual, renewable service contract that provides peace of mind and protection for home systems and appliances. When a covered home system or appliance breaks down, your home warranty plan covers the repair costs. It complements your homeowners insurance by protecting things your insurance doesn’t. In addition to helping with the cost and hassle of covered repairs, if AHS can't fix an item, we'll replace parts of covered home systems and appliances that break down over time due to normal wear and tear. Our home warranty plans also offer American Home Shield members exclusive pricing on home maintenance services, new appliances and HVAC systems, and more – from tech and smart home installation services to pre-season HVAC tune-ups, and more.

Every home is unique, so it’s only fitting that every home warranty plan is too. We primarily take into consideration the following three key factors when determining the cost of your plan.

  • Size and location of your home – Depending on where you live, your cost could include state or local taxes. We use the details that you provide when you request a quote to inform you of your full plan costs upfront.

  • Plan type – The home warranty plan you select factors into the cost. We offer three plan options, so you simply need to choose the plan that best meets your home’s needs.

  • Service Fee – You will pay a Service Fee each time you place a service request. It’s the standard cost that covers the time your repair Pro spends assessing the issue and figuring out how to fix it. You get to choose your Service Fee amount when your purchase your home warranty plan.

It's easy to get a free home warranty quote in minutes by entering your zip code at the top of this page.

Here’s what to consider when determining how to choose the best home warranty for you:

  • Prioritize HVAC/AC coverage. These are the most costly (and uncomfortable!) repairs to make when breakdowns occur.

  • Consider covering appliances if your daily routine includes heavy appliance usage. This is especially important if your individual appliance warranties have expired.

  • Add pool/spa, well pump, or septic coverage if your property has them.

  • Check roof-leak and plumbing coverage if you have older pipes or storm exposure. Please note that damage caused by storms are excluded from AHS roof coverage.

  • Compare plan agreement limits, service fees, and exclusions (especially for pre‑existing conditions and maintenance requirements).

  • Read reviews from Phoenix customers and confirm the provider honors state contract terms.

Using those criteria helps you pick coverage that matches your local climate and the systems of your home. American Home Shield offers three plan types plus add-ons (including pool/well options) and a national network of Pros to help cover common Phoenix needs.

If you like to save time and money, a home warranty is for you. When a covered system or appliance breaks down, you could pay thousands* for a single repair or replacement, or you could get a home warranty plan starting at less than $1 a day with American Home Shield. Plus, there’s only one company to contact when you have a breakdown, and we find the right repair Pro for the job. American Home Shield gives you peace of mind.

*Repair/replacement cost is the eightieth percentile as reported in a nationwide survey of homeowners conducted in 2022 by ClearVantage for AmericanHome Shield.

American Home Shield plans offer three different options so you can choose the one that’s best for you and your home. Our entry level plan, ShieldSilver™ covers parts and components of your heating and AC, plumbing, and electrical systems. ShieldGold™, our most popular plan, covers everything in ShieldSilver™, plus coverage for hardworking kitchen and laundry appliances like your dishwasher, refrigerator, washer and dryer, and more. And finally, our ShieldPlatinum™ includes everything in the first two plans, plus roof leak repair coverage, unlimited AC refrigerant, and more member perks. With American Home Shield Phoenix, it’s easy to cover the items that keep your home running smoothly and choose a plan that’s right for you.

A home warranty is one of the best ways to protect the parts and components of covered home systems and appliances in the event of breakdowns. A home warranty can help protect your budget—whether you’re a first-time homebuyer in Phoenix, a long-time homeowner, or somewhere in the middle. It can help you avoid expensive, out-of-pocket costs to repair covered items. What’s more, if an item is beyond repair, a home warranty like AHS will replace covered systems and appliances based on the limits and exclusions in your plan agreement.

The best way to compare home warranty plans is to look beyond the monthly price and evaluate what you’re actually getting. Here’s a checklist to help you make the most informed decision:

  • Coverage details - Review which systems and appliances are included, and whether coverage applies to the parts and components most likely to fail.

  • Coverage limits - Check the payout limits per item and per contract term to understand your potential out-of-pocket costs.

  • Service fees – Evaluate and compare the service call fee you’ll pay each time you request service.

  • Exclusions and limitations - Read the fine print to see what isn’t covered and whether pre-existing conditions, improper maintenance, or code violations affect eligibility.

  • Flexibility and add-ons - See if the company offers optional coverage for items like pools, spas, well pumps, or roof leaks.

  • Service Request process - Check how easy it is to request service, whether online, by phone, or through a mobile app.

  • Company reputation - Research customer reviews, years in business, and overall industry experience.

When you compare plans using this criteria, you can better determine which option fits your home and budget. American Home Shield offers three different plan options, a national network of trusted Pros, and coverage for many major home systems and appliances - regardless of age or condition - making it easier to find protection that works for you.

There’s no such thing as a one-size-fits-all home warranty plan. Choose a plan for your home based on what you need covered:

  • If you worry about systems like your HVAC and your appliances, choose a plan that covers both like American Home Shield’s most popular plan, ShieldGold™.

  • If you want a plan that includes premium coverage like roof leak repair and higher limits on appliances, choose a plan like American Home Shield’s ShieldPlatinum™ plan.

  • If you mainly worry about HVAC-related failures (AC, heating, ductwork) pick a plan that simply includes systems, like American Home Shield’s ShieldSilver™ plan.

  • If you own a pool/spa, well, septic, or an older roof/plumbing, add optional coverage for those items.

  • For older homes, lean toward broader coverage and higher item limits to reduce out‑of‑pocket risk. Compare plans’ service fees, limits, and exclusions, and select the one that covers your highest-risk items. American Home Shield’s three plan options let you mix base coverage and add-ons so you can tailor the plan to your local and personal priorities.
