  • Pre-season A/C System Tune-up (Spring)
    Pre-season A/C System Tune-up
    For a limited time, American Home Shield approved service contractors are offering a Pre-season A/C System Tune-up for $75 per unit.*>
    Should a covered issue be found that requires repair, a separate work order can be placed by your client. Note that a Trade Service Call Fee will be required, in addition to the $75 fee paid for the tune-up service, for such home service plan service request. If a service request involves multiple units, a separate fee is due for each unit receiving a tune-up.

    This thorough tune-up will be performed by a qualified technician who will:

    • Check thermostat (does not include programming or calibration)
    • Check filters
      • Replace filters with new owner-supplied supplied filters with owner’s permission
      • Recommend new filters if current filters are dirty or damaged
    • Test temperature split
    • Check refrigerant levels and system pressures
    • Perform amp draw on condenser/evaporator motor & compressor
    • Rinse condensate coils with water
    • Check evaporator coil
    • Check contactor and condensate line
    • Test capacitors & operations
    • Clean/tighten electrical connections
    • Test safety & limit switches
    Pre-season A/C System Tune-up (Spring)

    PLEASE NOTE: Your client is responsible for any cost associated with any problems not covered under their American Home Shield Home Warranty agreement. In addition, the following are not covered as part of the tune-up:

    • Free filters
    • Clearing condensate line stoppages (requires new service request)
    • Recharging refrigerant (requires new service request)
    • Evaporator/indoor coil cleaning, including acid cleaning beyond hosing with water
    • Water-sourced geothermal systems
    • Mini-split systems
    • Window and wall units
    • Boilers
    • Oil Furnaces
    • Swamp Coolers
    All other American Home Shield Agreement limitations and exclusions apply.

    *For a limited time, an American Home Shield approved service contractor will perform a Pre-season A/C System Tune-up for $75 per unit (plus any applicable sales tax). Service dates are limited and may vary based upon location and technician availability. The fee for tune-ups must be paid at the time of the service request. If the contractor finds a covered problem, an additional Trade Service Call Fee will be due at the time the repair is made. The agreement holder is responsible for any cost associated with any problems not subject to coverage under the American Home Shield agreement. Heating systems are not eligible for the tune-up during the spring season. A/C units must be safely accessible to contractors to be eligible for the tune-up. Tune-ups can only be performed if the outside temperature is 65°F or above. The Pre-season A/C System Tune-up is not included in the Seller Coverage Option. For buyer use only. Not available in Hawaii or Alaska.

  • Pre-season Heating System Tune-up (Fall)
    Pre-season Heating System Tune-up
    For a limited time, American Home Shield approved service contractors are offering a Pre-season Heating System Tune-up for $75 per unit.* Should a covered issue be found that requires repair, a separate work order can be placed by your client. Note that a Trade Service Call Fee will be required, in addition to the $75 fee paid for the tune-up service, for such home service plan service request. If a service request involves multiple units, a separate fee is due for each unit receiving a tune-up.

    This thorough tune-up will be performed by a qualified technician who will:

    • Test the temperature split
    • Check refrigerant levels and system pressures
    • Perform amp draw on condenser motor
    • Check the evaporator motor and compressor
    • Rinse the condenser coils
    • Inspect the contactors
    • Check the condensate lines
    • Clean or replace filters (owner supplied)
    • Tighten and clean the electrical connections
    • Test capacitors and check heat operations
    • Test safety switches and limit switches
    • Inspect the pilot system
    • Clean the burners
    • Check heat exchanger
    • Check the condensate lines
    Pre-season Heating System Tune-up (Fall)

    PLEASE NOTE: Your client is responsible for any cost associated with any problems not covered under their American Home Shield Home Warranty agreement. In addition, the following are not covered as part of the tune-up:

    • Free Filters
    • Clearing of condensate line stoppages
    • Recharging of refrigerant
    • Evaporator/indoor coil cleaning, including acid cleaning
    • Geothermal systems, mini-split systems, boilers, and oil furnaces
    • Cleaning or unclogging services required to correct problems related to the lack of manufacturer recommended maintenance (filters must be replaced monthly)
    • Units that are not safely accessible for the contractor to perform the tune-up
    All other American Home Shield Agreement limitations and exclusions apply.

    For a special one-time rate of $75*, a Terminix technician will inspect and treat the full exterior of your client's home and any accessible areas of the interior of the home as deemed necessary, in accordance with applicable pest control laws and regulations.
    Covered Pests Include:

    • Fire ants, pharaoh ants, carpemter ants, and tawny crazy ants
    • Black widow spiders, brown widow spiders, and brown recluse spiders
    Pest Control

    *Pest control coverage is provided by participating licensed structural pest control companies. Upon the request, a licensed pest control company selected by AHS® will (1) inspect, and (2) treat the full exterior of the home and any accessible areas of the interior of the home as the pest control company determines necessary, in accordance with applicable pest control laws and regulations, at a cost to the customer of $75 (the "Pest Control Fee"), due before inspection.
    The customer may receive additional necessary treatments for Covered Pest(s) at no extra charge for thirty (30) days after the initial treatment (each a "Retreatment"). If the customer makes a Retreatment request and the pest control company determines upon arrival that no Retreatment is necessary or that the customer has called about non-Covered Pests, the customer will owe another Pest Control Fee. At the customer's request, the licensed pest control company will prepare an estimate for the treatment of non-Covered Pests at an additional charge. After such thirty (30) day period following the initial treatment, additional inspections and treatments requested will require payment of another Pest Control Fee.
