With select plans, members can now video chat with live repair Experts in the AHS app who can help assess or fix breakdowns in real time at no extra cost. It's a great and completely optional way to troubleshoot and potentially fix your issue before placing a service request.
Video chat is available to ShieldGold and ShieldPlatinum members and the hours are from 8AM-9PM CST 7 days/week. Subject to change.
The homeowner home warranty plan is 13 months long, which includes a 30-day waiting period and 12 months of coverage. Real estate home warranty plans are 12 months long and do not include a waiting period. After the initial plan agreement term, your plan will renew for consecutive 12-month terms (note that the homeowner home warranty plan will not have any additional waiting periods.

Please note that homeowner plan coverage begins 30 days after sign-up, after which you can submit requests any time. Real estate plans begin right away and do not have a waiting period.
No, there is no limit on the number of covered repairs per contract term. Coverage limitations and exclusions may apply per your plan. Log in to MyAccount to review your specific plan agreement.

A service request is approved for repair or replacement when AHS determines that the item is covered under your plan and the breakdown qualifies as a covered breakdown. Three factors determine approval:
• Covered item: The system or appliance must be included in your plan's coverage.
• Covered breakdown: The failure must result from a covered cause, such as normal wear and tear, improper installation, insufficient maintenance, etc.
• No applicable exclusions: Your plan's limitations and exclusions must not apply to the specific issue.
Review your plan agreement for full coverage details, including service fees, limitations, and exclusions. Charges for non-covered items may apply.
Yes. If a covered repair or replacement has an issue within 30 days of completion, our 30-day Workmanship Guarantee covers a return visit at no additional cost. Just submit a new service request through any of these options:
• MyAccount: Log in and submit a service request anytime, 24/7.
• AHS App: Open the app and submit a service request from anywhere.
• Phone: Call 877.730.4187 to speak with a representative. Review your plan agreement for full coverage details, including service fees, limitations, and exclusions. Charges for non-covered items may apply.
If your covered item can't be repaired, we'll replace it up to plan specifications and remove the old one at no additional cost. Other options include:
• Cash payment: You may be able to receive a cash settlement of comparable value instead of a replacement.
• New HVAC Program: Need a new HVAC system? As an AHS member, you have access to discounts on top HVAC brands through the New HVAC Program.* We even provide delivery and installation of your new system.
*Pricing and amount of savings will vary based on location and equipment availability. Not available in all areas.
Repair timelines vary depending on the nature of the issue and parts availability, but here's what you can generally expect:
• Pro assignment: An independent repair Pro from our network will reach out within 24 to 48 hours to schedule your service appointment.
• Diagnosis: Your Pro will assess the issue in person and provide the diagnosis to us for review and coverage determination.
• Parts and repair: If AHS approves your covered repair, your repair Pro will order the required parts and complete the repair once they arrive. Timelines can vary depending on parts availability.
All covered repairs are backed by our 30-day guarantee, so if the same covered issue comes back, we'll make it right.
Yes. American Home Shield covers your home systems and appliances regardless of how old they are. A qualifying factor is known pre-existing conditions: if a system or appliance was already visibly broken or non-functional before your coverage began, it may not be eligible for a claim.
Visit MyAccount to register. In MyAccount, you can easily place service requests, view your plan agreement, and access member discounts on a variety of home maintenance services.
Of course. You can make changes to your coverage. To change your plan, call 833.706.2868.
If you have set up automatic payments with us, we will send your next year's agreement at least 30 days before your current plan agreement expires. If you do not have automatic payments set up, you can contact us to continue coverage by logging into MyAccount or calling 833.706.2869.
Yes, you can cancel at any time. If you cancel your plan agreement within the first 30 days of your coverage, we'll refund your agreement fees minus any service and claims incurred by American Home Shield.
If you cancel your plan agreement after 30 days, you'll receive a prorated refund of any agreement fees you paid for the rest of the agreement term, minus an administrative fee of up to one month's payment (where permitted by law) and any service or claims costs incurred by American Home Shield. Terms may vary by state. Please see the sample plan agreement for more details.
To cancel your plan agreement, please call 833.706.2865 and a customer representative will assist you.
Please note, if you are moving, you can transfer the remainder of your plan to the new buyer and set up coverage for your new home. Call 833.706.2866 to transfer your warranty.

Yes, you can easily purchase an American Home Shield home warranty for your rental property online at ahs.com. You must be the owner of the rental property to purchase the home warranty plan. In most cases, no. AHS will assign an independent, qualified repair Pro from our network of thousands of Pros who specializes in your specific issue. In limited situations, AHS may offer you the option to use your own Pro through what's called Outside Authorization. Unless AHS approves you for Outside Authorization, repairs may only be completed through an assigned network Pro.
No. You can purchase a home warranty from American Home Shield without inspection or maintenance records. This is a part of our Shield Assurances.
Yes, you can pay monthly (for no additional finance fee) or annually. If there’s a specific day you want to start your billing cycle each month, call 833.706.2870. You can also pay by checking account, credit or debit card.
You'll pay a non-refundable service fee each time you place a service request for a covered item. You'll choose your service fee amount when you purchase your plan. Yes, you'll get a $50 discount on coverage for each additional home (under 5,000 square feet).

Real estate home warranty plans protect buyers a real estate transaction by covering key home systems and appliances before, during and after closing. Similarly, Seller Coverage protects sellers' key home systems during the listing period.
Buyers can select from three plans, and sellers can add a Seller Coverage Option for protection while the home is listed. There is no waiting period, seller coverage starts the day it is ordered, and buyer coverage begins the day of closing and continues for one year.

Yes. You have 90 days from closing to add real estate home warranty coverage and take advantage of special real estate pricing—which is available exclusively to recent homebuyers. After that window closes, you can still purchase one of our AHS homeowner plans at standard pricing.
AHS offers three real estate plans so you can choose the level of coverage that fits your needs.
Yes. If you are selling your home, you can add on the Seller Coverage Option* for up to six months while your home is on the market and include a home warranty for the buyer. Here's how the Seller Coverage Option works:
1. Seller chooses the home warranty plan to provide to the buyer.
2. Seller adds on the Seller Coverage Option and receives coverage for the same home systems and items (excluding rekey) included in the ShieldEssential plan.
3. Payment is due at closing for both Buyer Coverage (price depends on the plan selected) and the Seller Coverage Option.
4. The warranty transfers to the buyer and becomes effective the day of closing.
*Subject to a $1,500 cap for all covered items during the listing period.

Yes, you can buy a new construction home warranty if you are building a home.
Our new construction home warranty can be purchased any time within the first year after closing and provides coverage for 4 years, protecting the home from years 2-5. When the builder's one-year warranty expires, the New Construction home warranty picks up and begins providing protection for covered items. At the end of the plan agreement term, coverage can be renewed on an annual basis

If you sell your home before the end of your plan agreement, you can transfer the remainder of your plan agreement term to the new buyer at no extra cost. To do so, call 800.776.4663.
Please note if you sell your home before the end of your plan agreement and do not transfer the remainder of the plan, then a prorated refund may be issued, but it will be reduced by any claims you have already used.
Yes, you have 60 days from closing to change or upgrade your coverage plan and options. You can do so by calling 800.776.4663.
The length of our real estate agreement terms differs based on the type of plan you choose, which includes:
• Our standard real estate agreement term lasts for 12 months after closing.
• If you choose the 2-year warranty, your agreement term will last for 24 months.
• If you purchase a New Construction home warranty, your agreement term will last for four years - beginning after the builder's one-year warranty expires - protecting the home from years 2-5.
