  • What is a home warranty?

    A home warranty is a service contract that covers the repair or replacement of parts and components of your home's systems and appliances when they break down due to normal wear and tear.

  • Why do I need a home warranty?

    If one of your home's appliances or systems breaks down, it can mean more than your air conditioning or dryer not working – it can also mean having to cover an unexpected expense.

    Instead of paying the full retail cost to repair or replace a covered item, an American Home Shield® Home Warranty helps you manage the costs of unexpected covered breakdowns.

  • How does a home warranty plan work?

    You choose a coverage plan that fits your home and budget and set your Trade Service Call Fee.

    When you request service for a covered item, you'll pay your set Trade Service Call Fee in order to initiate the service request.

    When a covered item breaks down, follow these steps:

    1. Request service online or call 888 682 1043.
    2. You pay your set Trade Service Call Fee.
    3. We give a local contractor your service request and they'll contact you to schedule an appointment.
    4. Your contractor will diagnose your problem and contact us.
    5. Based on the contractor’s diagnosis, we'll determine whether your problem is covered by your home warranty plan, if it is covered, the contractor will repair or replace your covered item.
    6. You'll get an email or phone call after the service has been performed, so we can make sure your problem was resolved to your satisfaction.

  • Why is buying a home warranty a good decision for my budget?

    A home warranty helps protect your budget when a covered item breaks down. If you have an AHS home warranty, you pay for your monthly home warranty plan and pay a set Trade Service Call Fee when you request service instead of paying the full retail cost of repairing or replacing a covered item out of pocket. You would also be responsible for any costs not covered by the home warranty.

  • Do I have to have a home inspection before I can get an American Home Shield Home Warranty?

    No. American Home Shield doesn't require home inspections or maintenance records before you purchase a warranty plan, and we won’t refuse coverage based on the age of your home’s systems and appliances.

  • How is a home warranty different from homeowners insurance?

    Homeowners insurance typically protects your home from things that might happen, like fires, theft or natural disasters. A home warranty helps protect your budget when covered components of home systems and appliances breakdown due to normal wear and tear.

  • What's the difference between a home warranty and a manufacturer's warranty?

    A manufacturer's warranty typically covers the failed part of a single appliance or system, but it doesn't always cover the cost of the labor or repair.

    With a home warranty, one plan covers multiple home systems and/or appliances. This can be a more cost effective way to protect components of systems and appliances in your home.

  • Can I request service in the middle of the night?

    Yes. You can request service online or by phone at 888 682 1043.

  • How long does it take for a contractor to arrive after I request service?

    There are many factors that affect how long it takes for your contractor to arrive (like their workload). It's our job to assign a local contractors to your service request within 24 hours.

  • How can I find out the status of my service request?

    You can check the status of your service request by logging into your account.

  • What if you can't fix my covered item?

    If we determine your covered item can't be repaired, we'll offer a replacement or suggest another solution.

  • Who are the contractors that AHS sends to my house?

    We'll send a qualified contractor from your area. Our contractors are regularly evaluated by customers like you to make sure they're meeting our standards.

  • Can I choose my own service contractor?

    In some cases, American Home Shield may offer you the ability to choose your own contractors, also known as Outside Authorizations. If you choose to use outside authorizations, the service contractor must be licensed where applicable, qualified in the applicable state and trade, adequately insured for worker’s compensation and third-party general, and have automobile liability coverage. The chosen contractor must provide a diagnosis and itemized bid to American Home Shield before any work is performed. American Home Shield will not reimburse you for services performed without prior authorization. You are responsible for paying the service contractor’s charges and then must forward the invoice to AHS for reimbursement less any applicable Trade Service Call Fee or costs not covered by the AHS Home Warranty.

  • My issue wasn’t fixed. Can the contractor come back?
  • What does an American Home Shield® Home Warranty cover?

    We offer a choice of home warranty plans to cover parts and components of up to 21 essential home systems and appliances. See our home warranty plans for a complete list of the systems and appliances our plans can cover, or view our sample contract.

  • Are there any exclusions to my contract or limits to my coverage?

    Yes. We cover breakdowns that occur due to normal wear and tear. For example, if a hose on your dishwasher breaks due to normal wear and tear, we would cover it. But, if a child stands on the dishwasher and breaks the door, we would not cover it because the damage was not from normal wear and tear, in addition to other exclusions and limitations that may apply.   • My home's systems and appliances are old. Does that matter to American Home Shield?

    No, it does not. You can get an American Home Shield Home Warranty plan no matter how old your home's systems or appliances are.

  • Do I need an inspection or maintenance records before I can buy coverage?

    No, you do not. American Home Shield does not require you to provide maintenance records or have a home inspection before you purchase a plan.

  • When can I start using my plan?

    You can start requesting service 30 days after you buy your warranty. If you purchased a home warranty during a real estate transaction your coverage starts the day of closing.

  • What if I have an appliance that can’t be fixed?

    If we determine your covered appliance or system component can’t be repaired, we'll offer a replacement or suggest another solution.

  • How does American Home Shield determine if my claim is approved or not?

    We'll determine whether or not your claim is approved after we receive your service contractor’s diagnosis of the cause of the problem with your covered item.

  • Can I change my plan later?

    If you need to change your plan, you can do it within the first 30 days of purchasing your coverage. To change your plan call 888 682 1043.

  • Can you cover my pool?

    Yes. You can add optional coverage for your pool and in-ground spa to any American Home Shield Home Warranty plan. After the 60th day of your contract term, an inspection (at customer's expense) is required to add pool coverage.

  • Can I extend my coverage to my guest house?

    Yes, our plans cover guest houses and rental units under 750 square feet. If your guest house is larger than that, you will need to purchase additional home warranty coverage.

  • If I have more than one refrigerator or air conditioning system, are those covered too?

    Yes, your plan covers multiple appliances and systems within the same home.

  • Can I view a sample contract?

  • How long does my contract last?

    Once your contract term begins, it lasts for 12 months (unless American Home Shield approves an alternative contract term).

  • How do I make sure my coverage continues?

    If you have set up automatic payments with us, we will send your next year’s contract at least 30 days before your current contract expires.

    If you do not have automatic payments set up with us, you can contact us to continue coverage by logging into your account or calling 888 682 1043.

  • Can I cancel at any time?

    Yes, you can cancel at any time.

    If you cancel your contract within the first 30 days of your coverage, we'll refund your contract fees minus any service and claims incurred by American Home Shield.

    If you cancel your contract after the 30th day, you'll receive a pro-rated refund of your contract fees for the rest of the contract term, minus an administrative fee of up to one month's payment (where permitted by law) and any service or claims costs incurred by American Home Shield. Terms may vary by state.

  • Is there a limit to the number of repairs during my contract term?

    No. We do not place a limit on the number of covered repairs, although some coverage limitations, such as dollar amount caps, may apply. Please review the sample contract for a specific list of coverage limitations.

    On average, our customers make two service requests per year, but you can request service as many times as you want during your contract term.

  • Can I transfer my home warranty contract to someone who buys my home?

    Yes. To transfer your contract, call 888 682 1043.

  • What happens if I sell my house before my warranty plan ends?

    If you sell your home before the end of your warranty contract, you can transfer it to the new buyer. Call 888 682 1043 to transfer your warranty.

  • How do American Home Shield's real estate home warranties work?

    We have three home warranty plans designed for residential real estate transactions.

    To get a home warranty for a home you're buying or selling, get a quote for a real estate plan, then ask your real estate agent to arrange for the warranty to be purchased from AHS. Real estate warranties are usually paid at closing.

    If you're selling a home, you can get coverage to protect your listing while it's on the market by adding the Seller Coverage Option when you build your quote.

  • Are multiple systems and appliances covered under an American Home Shield's real estate home warranty?

    Yes - if your clients have more than one of the following home systems or appliances, they’re included in their coverage, at no additional cost.

    • Electrical - multiple items of hard-wired home electrical system

  • Can I add a warranty to the house I'm buying after closing?

    Yes. You can add a warranty to your new home at any time, but you must add the warranty to your new home within 60 days to take advantage of our special real estate pricing.

  • How much does an American Home Shield® Home Warranty cost?

    The price of a warranty changes depending on the plan and Trade Service Call Fee you choose. Get a free quote to find out how much warranty coverage would cost for your home.

  • Besides the price of my monthly plan, will I have any out-of-pocket expenses?

    You pay a monthly fee, as well as a set Trade Service Call Fee when you request service. You are also responsible for any costs not covered by the home warranty.

    You get to choose the amount of your Trade Service Call Fee (plus sales tax where applicable) which changes the price of your plan.

  • Can I customize my payment options?

    Yes, you can choose to pay monthly or annually.

  • Do I get a discount for covering more than one home?

    Yes, you'll get a $50 discount on coverage for your second home (under 5,000 square feet) if you add it to your existing home warranty plan.

  • How often do I pay?

    You can choose to pay for your plan monthly or annually.

  • How much do I pay when I request service?

    You'll pay one Trade Service Call Fee for each different kind of trade professional (plumber, electrician, etc.) that comes to your home to provide service. You'll set this fee amount (ranging from $75 - $125, plus sales tax where applicable) when you sign up for your plan.

  • What's a Trade Service Call Fee?

    With American Home Shield, you pay a pre-set fee (which you'll set when you purchase your warranty) for the service requests you make under your warranty.

    You'll pay one fee for each different kind of trade professional (plumber, electrician, etc.) that comes to your home to provide service. When both your toilet and your air conditioner break down, two kinds of trade workers need to come out to fix your problem ‐ the plumber can't fix the AC. If your toilet and your sink break down, only one trade service professional will come out and you'll only pay one fee (plus sales tax where applicable).

  • Why does American Home Shield offer different Trade Service Call Fee options?

    Our customers asked for more flexibility with plans tailored to their budget. You can pay a higher Trade Service Call Fee to lower your monthly plan price, or choose a lower Trade Service Call Fee and pay a higher monthly cost.

    If you have a lot of older appliances or systems and think you may need to use your plan a lot, choose a lower Trade Service Call Fee. If you have new systems and appliances and you are just looking for coverage, a higher Trade Service Call Fee may be a better fit.

    Note that customers with real estate home warranty plans do not get to choose their Trade Service Call Fee.
