The homeowner home warranty plan is 13 months long, which includes a 30-day waiting period and 12 months of coverage. Real estate home warranty plans are 12 months long and do not include a waiting period. After the initial plan agreement term, your plan will renew for consecutive 12-month terms (note that the homeowner home warranty plan will not have any additional waiting periods.

A service request is approved for repair or replacement when AHS determines that the item is covered under your plan and the breakdown qualifies as a covered breakdown. Three factors determine approval:
• Covered item: The system or appliance must be included in your plan's coverage.
• Covered breakdown: The failure must result from a covered cause, such as normal wear and tear, improper installation, insufficient maintenance, etc.
• No applicable exclusions: Your plan's limitations and exclusions must not apply to the specific issue.

Yes. If a covered repair or replacement has an issue within 30 days of completion, our 30-day Workmanship Guarantee covers a return visit at no additional cost. Just submit a new service request through any of these options:

• New HVAC Program: Need a new HVAC system? As an AHS member, you have access to discounts on top HVAC brands through the New HVAC Program.* We even provide delivery and installation of your new system.

Repair timelines vary depending on the nature of the issue and parts availability, but here's what you can generally expect:
• Pro assignment: An independent repair Pro from our network will reach out within 24 to 48 hours to schedule your service appointment.
• Diagnosis: Your Pro will assess the issue in person and provide the diagnosis to us for review and coverage determination.
• Parts and repair: If AHS approves your covered repair, your repair Pro will order the required parts and complete the repair once they arrive. Timelines can vary depending on parts availability.
All covered repairs are backed by our 30-day guarantee, so if the same covered issue comes back, we'll make it right.
Yes. American Home Shield covers your home systems and appliances regardless of how old they are. A qualifying factor is known pre-existing conditions: if a system or appliance was already visibly broken or non-functional before your coverage began, it may not be eligible for a claim.
Repair timing can vary depending on your location, the availability of service from qualified, independent repair Pros, and the parts needed for the job. After you submit a service request and pay your service fee, we’ll typically begin scheduling a diagnosis within 48 hours (excluding weekends and holidays).
From there, the timeline to complete a repair depends on factors like scheduling availability, parts supply, and the complexity of the issue. Some repairs may require multiple visits. Because of these outside factors, we cannot guarantee that your service request will be completed within a certain period of time.
Appointments are generally scheduled during standard business hours, though you may be able to request expedited or after-hours service for an additional cost, depending on availability. Please note that service requests are intended for covered repair needs and may not be the best fit for situations requiring immediate attention.
If your covered item can’t be repaired, we’ll help with a replacement, subject to your plan limitations and exclusions. After you place a service request and an independent, repair Pro diagnoses the issue, we’ll determine whether a repair or replacement makes the most sense. If the covered item cannot be repaired, we’ll provide a replacement that is similar in features, capacity, and efficiency.
In some cases, you may receive a cash payment instead of a replacement, which you can then use toward a new item of your choice.
Please note that coverage for replacements is subject to your plan’s limits, so if costs exceed those limits, or if there are non-covered upgrades or modifications needed, you may be responsible for the difference.
To set up your online account, go to MyAccount. Once you're registered, MyAccount will be your central hub for all your AHS account needs such as placing a service request, viewing your plan agreement, and accessing your member benefits like service discounts.
Yes, you can make changes to your coverage within 60 days of your plan's start date. To change your plan, call 855.799.3434. A team member will walk you through upgrading, downgrading or adding optional coverage to your existing plan.
It depends. If you have automatic payments set up, then your coverage will automatically renew. Please note we will notify you of your auto-renewal 30 days prior and also send you next year's plan agreement, so you have time to review it.
If you do not have automatic payments set up, then your coverage will not automatically renew. We will contact you 30 days prior to your coverage expiration, and then you can manually renew by logging into MyAccount or calling 844.954.3743 to speak with a team member.
Yes, you can cancel your AHS plan at any time. However, instead of going without coverage, there are other options that may suit your needs, such as pausing, transferring, or downgrading your plan. Simply call 844.300.5270 and a team member can walk you through these options.
Please note, if you cancel your plan agreement within the first 30 days of your coverage, we'll refund your agreement fees minus any service and claims incurred by American Home Shield.
If you cancel your plan agreement after 30 days, you'll receive a prorated refund of any agreement fees you paid for the rest of the agreement term, minus an administrative fee of up to one month's payment (where permitted by law) and any service or claims costs incurred by American Home Shield. In most cases, no. AHS will assign an independent, qualified repair Pro from our network of thousands of Pros who specializes in your specific issue. In limited situations, AHS may offer you the option to use your own Pro through what's called Outside Authorization. Unless AHS approves you for Outside Authorization, repairs may only be completed through an assigned network Pro.
No. You can purchase a home warranty from American Home Shield without inspection or maintenance records. This is a part of our Shield Assurances.

Yes. You have 90 days from closing to add real estate home warranty coverage and take advantage of special real estate pricing—which is available exclusively to recent homebuyers. After that window closes, you can still purchase one of our AHS homeowner plans at standard pricing.
AHS offers three real estate plans so you can choose the level of coverage that fits your needs.
Yes. If you are selling your home, you can add on the Seller Coverage Option* for up to six months while your home is on the market and include a home warranty for the buyer. Here's how the Seller Coverage Option works:
1. Seller chooses the home warranty plan to provide to the buyer.
2. Seller adds on the Seller Coverage Option and receives coverage for the same home systems and items (excluding rekey) included in the ShieldEssential plan.
3. Payment is due at closing for both Buyer Coverage (price depends on the plan selected) and the Seller Coverage Option.
4. The warranty transfers to the buyer and becomes effective the day of closing.

Yes, you can buy a new construction home warranty if you are building a home.
Our new construction home warranty can be purchased any time within the first year after closing and provides coverage for 4 years, protecting the home from years 2-5. When the builder's one-year warranty expires, the New Construction home warranty picks up and begins providing protection for covered items. At the end of the plan agreement term, coverage can be renewed on an annual basis
