Yes, the ShieldPlatinum™ plan includes Roof Leak Repair Coverage. However, you can also add Roof Leak Repair Coverage to your ShieldSilver™ or ShieldGold™ plan at the point of purchase or within the first 60 days of your membership.
American Home Shield® Roof Leak Repair Coverage covers roof leaks in single-family homes caused by dry rot, broken or missing shingles, standard freezing and thawing cycles and normal wear and tear, which we define as deterioration to the point of damage due to ordinary use. Typically on a roof, wear and tear damage is merely the result of exposure to the elements. American Home Shield provides $1,500 in Roof Leak Repair Coverage per contract term. We cover detached, single-family homes with non-shared roofs that have asphalt shingles, slate, concrete, and clay tiles, and wood shingles and wood shake tiles. We also cover flat roofs (including those with rolled and vinyl materials). In addition to the main materials of the roof, we also cover components and parts like flashing, sealant, and underlayment. Condos, townhomes, and other properties with shared roofs are not covered by American Home Shield® Roof Leak Repair Coverage. We also do not cover metal or green roofs (also called eco roofs, in which the roof has live plants and vegetation on top) because they require special skills and unique tools to repair. If a roof leak is covered, we will repair it subject to your plan’s limitations and exclusions, but we do not provide full roof replacements.
Roof-mounted installations such as solar water heaters or solar panels and roof-penetrating items such as skylights, vents, chimneys, cupolas, and exhaust lines are not considered part of the roof and are not covered. Any components that are permanently attached to these items are not covered as well. These items often require special equipment to repair or replace. Patch or seal flashing, shingles and shakes, seams, nail pops, underlayment, and vinyl membrane are all considered part of the roof. Limitations and exclusions apply. If the roof leak repair is covered, the only cost you will pay is your Trade Service Call Fee (the fee you pay each time you place a service request and a trade professional comes to your home to provide service) up to the $1,500 limit. Roof Leak Repair Coverage covers up to $1,500 to repair roof leaks per contract term. If your roof leak repair is covered and exceeds the $1,500 coverage amount, you will simply pay the Trade Service Call Fee and overage amount.
No, condos, townhomes, and properties with shared roofs are not eligible for Roof Leak Repair Coverage since we are not able to verify that the roof leak is specific to the covered property associated with the home warranty plan.
